INVESTIGATION
Condition Assessment
Accurate technical information on the condition of assets is essential to making sound financial decisions regarding maintenance and repair strategies. Our staff are experienced in assessing a great diversity of structures including commercial, highrise residential and heritage buildings, and use state of the art equipment to efficiently gather critical information on the condition of structures.
REMEDIAL SCOPE OF WORKS
Remedial Scope of Works
Our staff are experienced in developing Condition Reports that summarise the reported issues, followed by a Scope of Works/Specifications for the repairs or replacement of a wide range of building deterioration including waterproofing, concrete, masonry, timber, windows and tiling.
TENDERING
Formal Tender Process
We conduct a formal tender process, obtaining multiple comparable quotes from appropriately qualified remedial builders. A detailed tender comparison document is then prepared for the Owners Corporation, clearly outlining and comparing the pricing submitted by each tenderer.
PROJECT
CO-ORDINATION
Project Management – Inspection and Monitoring
We provide representation during work contracts in the form of a client project coordinator and quality inspection service. These ensure that the scoped remedial works are executed in accordance with the specification and quality standards. Our experience in managing contract risk ensures that our clients obtain reliable outcomes in terms of expenditure and the quality of the remedial works.
CAPITAL WORKS FORECASTING
Estimates for Capital Works Funds and WHS Assessment
We prepare comprehensive and logical WHS assessments and capital works fund reports on both residential and commercial properties. We categorise issues within the reports, setting out time frames for the rectification of defect or maintenance tasks to be performed. This approach allows the Owners Corporation to co-ordinate works in conjunction with their budget.
EXPERT WITNESS
Expert Witness and Mediation
We provide experienced representatives to act on behalf of our clients when an Expert Witness is required for litigation or mediation cases. Our reports are independent, and prepared for the consideration of the court or tribunal in accordance with their requirements. BAAM staff have represented clients in numerous matters ranging from building defects to materials failure analysis.
